Refurbishment of heating and hot water systems

Silva Homes are an independent, not-for-profit housing association operating across South East England.

In 2019 BTU tendered for and won the opportunity to refurbish heating and hot water systems in two of their flagship sheltered housing estates, Glenfield House and Farningham House in Bracknell Berkshire. Both schemes were built circa 1980 and required complete refurbishment.

Glenfield House comprised 27 one bedroom apartments and Farnham House 35 one bedroom units with manger’s accommodation, a Duplex Unit. No reliable drawings or information were available, so BTU required to inspect and record the assets, prior to commencing any work on site. Works were required to be carried out with minimum disruptions to the tenants and each tenant had to be communicated with separately in order to arrange a works schedule.

The most relevant tasks performed included:
Production of a Construction Phase Plan.
Inspection and Recording of Assets.
Replacement of meters.
Replacement of radiators in each flat.
Ensure hot water supply remained available.
Install of isolation valves.
Provision of new plantroom schematics.
Plantroom and booster tank installation.
Design and Install of BMS.
Installation of TMVs.
Commission and Testing.
